The following information is provided as a courtesy by Miami Shores Village. This site is updated periodically, but does not reflect the requirements of the entire Miami Shores Village Code of Ordinances and may not contain the most recent changes to the Code of Ordinances or application requirements. The Purpose of Site Plan Approval

The purpose of site plan approval is to ensure compliance with the requirements of the Code of Ordinances, to promote better design, to integrate signs more effectively into their surrounding environment, to prevent the impairment or depreciation of property values, to encourage quality signs, to ensure a harmonious relationship between signs and buildings and adjacent properties and neighborhoods, and to protect the health, safety, convenience, and general public welfare. The Site Plan review process is integral to the City’s building permit review process. The power to approve, approve with conditions, or deny site plans as required by the Code of Ordinances is vested in the Planning Board.

When is Site Plan Approval by the Planning Board Required

All signs require site plan review by the Planning Board. Applicants for a building permit to install a sign must first apply to the Miami Shores Planning Board for site plan review of the sign. The application will be heard at a public hearing held by the Planning Board. All signs require site plan approval by the Planning Board and a building permit issued by the Building Official. No building permit will be issued for a sign prior to approval of the site plan by the Planning Board.

Application Requirements

A Planning Board Application for Site Plan Review for Signs is required to apply for site plan approval. A complete application with all required information and supporting materials must be submitted to the planning office before the request will be scheduled for a planning board hearing. The application can either be picked up at Village Hall between the hours of 8:30 am - 4:30 pm or can be downloaded off of the website by clicking HEREHERE. Please note: applicants are required to meet with planning staff prior to submitting a zoning application to determine what applications if any are required. The planner will go over the application(s) to explain and to identify what items are required and what information is not necessary for your specific application.

For Wall Signs:

The applicant for a wall sign permit must provide the following information:

  • An original and seven (7) copies of each document must be provided to have a complete application.
  • Copy of building permit application for the sign.
  • Color pictures of building from all sides on 8.5” X 11” sheet.
  • Sign detail, type, dimensions, etc. Color of letters, cabinet, and pole.
  • Elevations of the front of the building and all sides where signs will be located. Elevations must show:
    • Height of building.

    • Width of front space occupied by tenant.

    • Height of letters.

    • Width of letters.

    • Outside dimensions of sign, width and height.

    • Color of all letters, should match other sign lettering on building.

    • Sign style, should match other sign lettering on building.

    Note: Color and sign style should match others on building as closely as possible.

For Detached Monument Signs:

The applicant for a detached sign permit must provide the following information:

  • An original and seven (7) copies of each document must be provided to have a complete application.
  • Copy of building permit application for sign.
  • Color pictures of building from all sides on 8.5” X 11” sheet
  • Sign detail, type, dimensions, etc.
  • Elevations of the sign which show:
    • Height of sign, measured from ground to topmost part of sign.
    • Height and width of cabinet.
    • Height and width of all letters.
    • Color of letters, cabinet and pole.
  • Site plan: Click HERE for an example of a site plan.
    • Identifying the location of the proposed sign.
    • Sign setbacks from the street, driveways and parking aisles.
    • Location of other detached signs on the site.
  • Seven (7) copies (one original) of a survey of the property within the last five years at a 1'=20 or 1'=30 or 1' = 40 scale. Click HERE for an example of a survey.

Applicants must submit one (1) signed original application with originals of all supporting material plus seven (7) copies of the application and all supporting material for a total of eight (8) complete sets.

If the planning board does not approve the site plan based on a determination that the site plan does not meet the requirements of the Village Code of Ordinances, the applicant may challenge the decision through a variance application that will also be heard by the planning board. If the planning board does not approve the site plan based on the use of the building or land or for any other reason for which a variance is not permitted, the applicant may appeal the decision of the planning board to the village council.
