Background

 

The applicant is requesting the rezoning of a vacant plot from R18.5, a residential zoning district, to XX, a parking zoning district.

 

Analysis

 

The XX zoning district allows the following use:

 

1. Parking lots, subject in each case to approval of a site plan thereof by the planning board, as provided in Article VI. 

 

The vacant plot is designated parking on the Future Land Use Map and therefore the present zoning of R18.5 is inconsistent with the Future Land Use Map designation.

 

Rezoning the property to XX would bring the plot into compliance with the Future Land Use Map designation of Parking.

 

Recommendation

 

The rezoning request from R18.5 to XX is consistent with the Future Land Use Map of Miami Shores Village and therefore staff recommends that the Planning Board make a motion recommending to the Village Council APPROVAL of the zoning map amendment of the property legally described as MIAMI SHORES SEC 1 AMD PB 10-70 LOT 6 & E1/2 OF LOT 7 BLK 17 LOT SIZE 75 X 115 OR 23441-3648 0505 2 OR 27061-3293 1009 01, from the zoning map designation of R18.5 to the zoning map designation of XX.
