Additional Information for February 24,2011 Board Meeting

 

This application was originally heard January 27, 2011 and was tabled at that time.

 

Staff reviewed the signage on other buildings along the railroad right-of-way and code enforcement will have old signs removed for businesses no longer on the premises.  Other signage was administratively approved replacing existing signage or are long standing signs.

 

Staff reviewed the site file for 9101 Park Drive and found that a similar wall sign had been proposed by Dr. Osman previously and that sign request was denied by the Planning Board.

 

A monument sign at the front of the building was administratively approved with individual black lettering.  The monument sign does not have lettering at the present time.

 

The applicant is now requesting that new lettering be approved for the existing monument sign.  The overall height of the monument sign is 2.8 feet.  The monument sign has two sections and the applicant is proposing 2 signs.

 

Both signs would be composed of individual dark bronze letters of 5 inches in height.

 

The sign to the left is 7 feet in width X 2 feet in height = 14 square feet in area.

 

The sign to the right is 6 feet in width X 1.3 feet in height = 7.8 square feet in area.

 

The total signage proposed for the monument sign is approximately 22 square feet.

 

Should the board determine that a monument sign is appropriate, the following recommendation with conditions is provided.

 

Recommendation

 

Planning and Zoning staff recommends APPROVAL of the site plan with a finding that it is consistent with the technical provisions of the Code.  However, the Planning Board must make a finding that the proposed improvements are harmonious with the community, as required in Section 523 of the Code and, in that regard, may add further conditions or delete or modify staff recommended conditions, deny the application, or continue the item for future consideration.  Should the board find that the applicant merits approval, staff recommends that the following conditions apply:

 

1)      Approval is for a monument sign.

2)      Applicant to meet all applicable code provisions at the time of permitting.

3)      Applicant to obtain all required building permits before beginning work.

4)      This zoning permit will lapse and become invalid unless the work for which it was approved is started within one (1) year of the signing of the development order by the board chair, or if the work authorized by it is suspended or abandoned for a period of at least one (1) year.

 

Previous Report

Background

 

Applicant is requesting signage for an office building on Park Drive.  The building also has frontage on NE 91st Street and backs onto the railroad right of way.

 

The proposed sign would be at the rear of the building, separated by the railroad right of way but visible from Club Drive and NE 6th Street.

 

The applicant is proposing two unlit signs consisting of individual acrylic letters.  The signs contain the names of doctors working in the building.

 

The wall that the signs are to be located on  is approximately 25 feet in width  The PRO district has no guidelines for signage and allows the Planning Board to review and approve signage.

 

Sign Dimensions:

 

Sign 1(left): 2 feet    X 7.6 feet = 15.2 square feet

Sign 2 (right): 1.25 feet  X 5.9 feet = 7.4 square feet

 

Analysis

 

The proposed signage may be approved upon review by the Planning Board.

 

The signage is compatible with the building.

 

The proposal is consistent with the technical provisions of the Village Code.
